How to use this calculator well

  1. Use the actual rent on your lease (not a future roommate's number).
  2. Include all costs you can't avoid: rent, internet, cleaning, listing fee.
  3. Buffer days = how many days you expect to be without a subtenant. Most summers have a 1-2 week gap.
  4. Damage risk premium is the wild card — collect it as a separate refundable deposit and don't socialize it into rent.

Do I need landlord permission to sublease?

Most leases require written consent. Subletting without permission is grounds for lease termination. Some cities (NYC, Berkeley, San Francisco) limit how much landlords can restrict.

What if I can't find a subtenant?

You're on the hook for the rent. Some leases allow you to transfer; most require formal assignment. AirBnB may be allowed only if your lease allows short-term rentals.

Can I make money subletting?

Sometimes — if your sublease rate exceeds the lease rent (rare). More often the goal is to break even.
